Role Summary

 The Sr. Manager Regional Facilities, APAC is a key leadership role within the Global Real Estate and Facilities Senior Leadership Team that is directly responsible for ensuring consistent and optimized processes and services are delivered to global internal customers throughout the region (APAC). This position ensures high levels of customer satisfaction for multiple customers while driving the success of each region’s most important strategic and tactical goals and objectives. The Leader is responsible for providing inter-regional services and support and actively seeking out and leveraging cross-regional synergies.

 

Essential Functions 

  • Supports the Director of Facilities Field Operations in all real estate activities within the region to including but not limited to: site selection, lease negotiation, transaction analysis, acquisitions / dispositions, lease operating expense reviews and reconciliations, lease dispute resolution, lease renewals / restructures, M&A integration, and ensure real estate contract compliance.
  • Builds and maintains productive business relationships with business unit leaders throughout the region. Meet with those key regional stakeholders regularly to communicate challenges and stay informed on changes to business plans affecting real estate and facilities needs within the region.
    Partners with members of regional shared services leadership to ensure compliance on all legal, HR, tax, IT, insurance, and other cross-functional issues and companywide initiatives.
  • Manage the regional real estate portfolio strategy including but not limited to: proactively monitor regional real estate trends and local market conditions, office attendance, and hiring pipeline in order to identify and present opportunities to optimize real estate spend.
  • Supervises the Manager, Regional Facilities, as well all facilities activities within the region including but not limited to: daily operations, incident response, security, health and safety, environmental sustainability, regulatory compliance, capital projects, incident response, vendor sourcing / relationship management, and a variety of strategic global facilities initiatives to build standard scalable service models and enhance employee experience.
  • Develops strategic planning and budgeting for real estate and facilities regional expense and capital expense.  Manages regional budget and total cost of ownership for regional real estate and facilities ensuring coordination and reporting compliance with the RE&F global support team, corporate Financial Planning and Analysis (FP&A)as well as the local and corporate finance teams.
     
     

Minimum Requirements and Qualifications 

  • Minimum 10 years experience managing owned and leased real estate portfolios throughout the region
  • Strong business acumen in multi-cultural environments
  • Advanced  financial analysis skills with a deep understanding of deal transaction analysis, building capital project budgets, lease accounting, and asset management.
  • Process understanding of business strategy and projected business unit requirements for the workplace, infrastructure, real property, and facilities, including impact on the portfolio planning.
  • Demonstrates experience managing real estate and facilities teams, strategy, organizational structure and process, and technology-related change in geographically dispersed locations
  • Possesses strong communications, dispute resolution skills, customer service, presentation and change management skills
  • Should have experience in implementing automation projects for improving real estate decision making ability
  • Should possess strong leadership and people management skills and should be able to work with employees across all levels and business units
  • Should possess extremely strong work ethic

 

Other Information 

  • Bachelor’s degree in business, finance, or real estate /candidates with diploma in mechanical or electrical engineering with experience in real estate and facilities/ alternatively, individuals could have gained the same level of knowledge and skill through on the job experience and training
  • Professional registration or Master’s degree a plus
  • Local language and fluent English skills must, knowledge of multiple languages in APAC an added advantage
  • Should be able to work on the phone and computer for an extended period of time
  • Considerable travelling will be required
